Scope of Work

PHASE 1: PLANNING AND CONCEPTUAL DESIGN

 
 
    • Define key stakeholders to include in the design and construction process.

    • Define the project vision and project planning principles.

    • Establish project controls and protocols to manage the budget, schedule, and risk.

    • Conduct a site visit to assess existing conditions and evaluate the proposed project scope.

    • Select a suitable Architect from CfC’s list of Design Partners (if applicable).

    • Recommend a local design team tasked with developing construction drawings including structural and MEP drawings, bills of quantities, and permit submittal.

    • Outsource specific technical scopes to CfC’s preferred international design partners if needed.

    • Define the program requirements.

    • Define priorities and establish project phasing (if applicable).

    • Manage the development of multiple conceptual designs by Architect for review and assist in the selection of one design for further development

    • Recommend a suite of contract documents for the build based on scope, location, ease of administration, and local practice.

    • Assist in the preparation of fundraising materials (if applicable).

    • Prepare a rough order of magnitude preliminary project cost estimate and schedule based on the phasing plan, size of the project site, and total planned building square feet or square meters from conceptual design.

 

PHASE 2: CONSTRUCTION DOCUMENTATION

 
 
    • Develop critical infrastructure components.

    • Refine the conceptual design.

    • Refine the project cost estimate and schedule.

    • Engage potential General Contractors.

    • Perform value engineering design review to optimize costs.

    • Perform a materials and constructability review.

    • Develop construction documents for permit submittal.

    • Refine the construction cost estimate and schedule.

    • Assist (Client) in obtaining the necessary regulatory approvals.

 

PHASE 3: CONSTRUCTION

 
 
    • Lead preparation of a local procurement strategy, including timeline, budget, and quality.

    • Advise on a suitable form of contract and offer guidance in the preparation of tender documents.

    • Review tender reports and coordinate General Contractor selection.

    • Assist the Project Partner in their selection of a General Contractor.

    • Undertake contract management and site supervision for construction work.

    • Provide CfC project manager(s) to manage onsite supervision and daily on-site activities.

    • Provide contract management, document control, quality assurance, and monthly reports during construction.

    • Ensure that agreed-upon design and quality requirements are met and that the contractor makes sufficient provisions to ensure the timely delivery of the project. This will include approving all contractor payment submissions and a 10% deduction applied to cover retention.

    • Support training and capacity building: technical skills, safety, quality.

    • Create a punch list upon completion of construction and manage the handover process.

    • Prepare an operations and maintenance manual that includes warranties, maintenance contracts, a lifecycle equipment budget, and an annual maintenance schedule and budget.

    • Offer guidance during the Defects Notification Period (DNP) and oversee the preparation of Final Completion Certificates at the end of the DNP.

    • Provide technical support to (Project Partner) to develop operations and maintenance processes and budget to ensure the successful operation of facilities post-construction.
